If you are looking for an agent, STOP RIGHT HERE!! Rosie was absolutely wonderful to work with! She possesses a plethora of qualities that, I personally, found crucial to our home buying experience. I highly recommend Rosie Cosens for anyone who is looking for an honest and professional broker. She helped me find a home to rent in Scheller, IL before I relocated from Nevada. This area has very few homes for rent and I was very pleased she was able to secure a place for me live before I even moved. I would recommend Rosie to anyone buying or selling property. We asked her to help us "move up" to our dream home: a house where we could meet with colleagues and host family parties while still remaining our private oasis. We were ready to make the leap into a more elegant home that would be warm and inviting as well as lower maintenance and livable for our active life styles. We needed an agent who not only looked out for us, but also who knew when to tell me the choices, options, and obstacles to getting my ideal house, even if some of those might be of my own making and/or hard to hear. She genuinely cared about getting the house that was right for us even though it was scary to venture outside our comfort zone. She's fun to go house shopping with...and I'd say this even if she wasn't my Aunt Rosie.

What can I say? I was proud to be able to help my niece find her dream home even if it was out of my MLS district. Like I always tell people - my license is good anywhere in the State of Illinois! I found working with Realtors out-of-district to be a wonderful experience...since I was bringing a buyer they were happy to provide the agent's information sheets with one brokerage offering me workspace and computers...and after the transaction closed, I keep in touch with that broker. Its a bonding experience to work together whether you've got the buyer or the seller. Everyone should feel like a winner with their side of the deal; its my job to find the 'sweet spot' in the deal so everyone is happy at closing.

Rosie fought hard for us when it came to dealing with a difficult seller. She had our backs the entire time while trying to get us into our new home, even when the seller started getting cold feet. Rosie is very successful because of all of the behind-the-scenes maneuvering she does. She gets the job done and will have your back when it comes time to negotiate.

These clients had the dream of a larger house. I actually met them as buyers in 2012 to show them some larger homes; they believed their house would sell to a relative or friend. Time changes things. In early 2013 I listed their home and we began the marketing campaign. It had a lot of action but no contracts written until one day before the listing was to expire!! As I told them the news, we also made plans to go see several properties they thought might be good for their next home. We found their 'dream house' in less than 3 days. We negotiated our final contracts to sell their current house and buy their future house on the same day. Arraigning to close their sale within hours of purchasing their new home. Our dream house owner proved a challenge: we had an ice storm 4 days before close which raised some issues. With lots of negotiation, we only had to push back the closing times not the closing date.

Rosie is a very hard worker and loyal to a fault. She will always go out of her way for customers. Rosie is very articulate in speaking and a well-rounded individual. She has a diverse work background so don't be surprised to see her behind a microphone with the greatest of ease and talent.

Jill's in-law's home was listed with another Realtor, not me. But I showed that home several times to several different buyers. It had great potential but came with some issues which none of my clients could either overcome or have their mortgager overcome for the underwriters. I kept trying, though, and made learned a valuable lesson in the process...the seller's watch who is showing the property, how many times I came back with different clients. I work to sell my buyer the house they tell me they want...Jill's in-law's house had a lot of features a lot of buyers asked for, in their price range.

Rosie really takes the time to understand your situation. She helps you navigate the entire home buying/selling process and is very professional. She is active in the community and has a great network of contacts.

I have always felt this transaction was one of the luckiest ones I had in 2012. Julie's aunt had been interested in her home but never took the steps to buy it until I listed it for Julie. With that listing, I took phone call after phone call, which is what listings mean for Realtors - but more importantly, it was her action of listing the property that spurred her aunt into action; since Julie had told me before signing the contract about her aunt's interest, I renegotiated my commission. They told me they had it handled, yet, when a slow moving banker impeded process, I was able to step in since both parties were my clients and use the "Realtor Push" to move the transaction to the closing table. Selling a house is more than just getting the contract: its about getting a contract closed. so that when issues happen...and they always happen, you have someone in your corner who knows what to do.
